Some Landlords require us to find suitable tenants and carry out all the preliminary work on their behalf, but not to manage the property thereafter. This is typically the case with owners who live locally, or have relations or friends nearby who can manage the property and collect the rent on their behalf.

 

The Arranged Letting Service includes:-

 
  1. Preparing and placing advertisements in the Exmouth Journal and Exmouth Herald.

  2. Interviewing prospective tenants and showing them around the property.

  3. Drawing up the tenancy agreement and other legal notices.

  4. Compiling the inventory, making notes on condition and taking the meter readings.

  5. Taking up references and making full credit status enquiries on all potential tenants.

  6. Notifying all the utilities of the change in tenancy.

  7. Providing the landlord’s bank details and a standing order mandate to the tenant to establish rent payments.

  8. Holding tenant’s deposit.

 

The service does not include any follow-up management, nor checking the inventory at the end of the tenancy (unless we are instructed to find a replacement tenant). We offer a range of additional chargeable services to landlords of our arranged tenancies, including

 
  • Arranging for the annual landlord’s gas safety certificate to be issued
  • Serving legal notices

  • Notifying tenants of a rent increase.

  • Additional inventory checks.

  • Issuing a new tenancy agreement at the end of the initial term.

  • Holding keys for the property.

  • Managing the property for short periods of time (e.g. holiday cover).

  • Project managing small works and repairs.

  • Short-term loans of heating, cooking and dehumidifying equipment.

  • Checking the property weekly should it be vacant between tenants.
