  1. Advertising property in Exmouth Journal and Exmouth Herald as required.

  2. Credit Check on prospective tenants including checking previous addresses and electoral roll status.

  3. Full written references for each applicant – typically a character, an employer’s reference and (where applicable) a current Landlord’s reference.

  4. Deposit holding and administration. The deposit is returned to tenants with interest at the end of the tenancy if all is found be in order.

  5. Advising landlords on Inland Revenue requirements and provide forms for landlords working overseas.

  6. We provide each landlord with an annual tax summary at the end of the fiscal year.

  7. If an overseas landlord is not exempt from UK tax, we retain the necessary tax and pay it directly to the Inland Revenue.

  8. Prepare a full inventory of the property noting condition etc, reading meters and advising all the utilities and the council tax offices of the new tenancy. Paying the landlord’s final bills from rent if required.

  9. Managing the property. Undertaking property management for all repairs, renewals etc. We hold a float of £100 to carry out minor repairs, and contact you in the event of a major repair being needed.

  10. Emergency assistance if required; we can loan a dehumidifier, portable cooker and electric heater. There is no charge for short-term loans.

  11. Inspections – we check every room in the property approximately every 3-4 months.

  12. We collect rent and send the landlord a monthly statement. Net rent is paid directly into the landlord’s nominated bank account via BACS.

  13. Rent arrears (if necessary) – we chase rent once it becomes more than three days late.

  14. Inventory checks. A full inventory is provided at the beginning of each tenancy and is checked again at the end of the tenancy.

  15. The cost of providing a new tenancy agreement or a tenancy renewal is included within the fee.

  16. Rent reviews and subsequent letters to tenants are provided as required.

  17. Overseas postage and telephone calls and faxes (up to a maximum of £10 per annum).

  18. Should the property be empty between tenants, we will make inspection visits fortnightly.

  19. We provide and serve the necessary legal notices to terminate tenancy agreements

  20. We can arrange for a Corgi registered supplier to issue a landlord’s gas safety certificate if required
